THE FOLLOWING ITEMS WILL BE HEARD BY THE PLANNING COMMISSION

WEDNESDAY, SEPTEMBER 4, 2024, 7 PM

1. SPLA23-00021 (SP #105) PHASED DEVELOPMENT SITE PLAN AMENDMENT to amend the Pentagon City Phased Development Site Plan for a portion of Parcel

1C to alter the allocation of uses, to permit additional density and building height; and to adopt Design Guidelines for an area known as 12th Street Landing

(former MCI Headquarters); located at 601 and 701 12th Street S. (RPC# 35-004-004 and -006).

2. SPLN23-00010 SITE PLAN AMENDMENT (SP #382) for the construction of up to 187 residential

dwelling units and up to 11,948 sq. ft. of commercial retail, with modification of zoning ordinance requirements including: additional density, modified parking,

density exclusions and other modifications necessary to achieve the proposed development, located at 1840 Wilson Blvd (RPC #17-011-056, -057).

1. Ordinance to Vacate a Portion of an Easement for Public Street and Utilities Purposes on Lot O-1, Washington View, located at 1840 Wilson Blvd., Arlington,

2. Ordinance to Vacate Two Portions of an Easement for Public Sidewalk and Utilities Purposes on Lot O-1 and Lot O-2, Washington View, located at 1805

Clarendon Blvd. and 1840 Wilson Blvd., Arlington, Virginia (RPC# 17-011-056 and -057);

3. Ordinance to Vacate a Portion of an Easement for Public Street and Utilities Purposes on Lot

O-2, Washington View, located at 1805 Clarendon Blvd., Arlington, Virginia (RPC# 17-011-057).

3. ZOA-2024-05 An ordinance to amend, reenact, and recodify ACZO Art. 4, 5, 6, 7, 12 and 18 to define recovery residence and allow as a residential use, by-right

for 8 or fewer residents in one-family detached dwellings, and subject to use permit approval for more than 8 residents and/or in other dwelling types.

HOW TO VIEW AND PARTICIPATE

The Planning Commission Hearings are hybrid meetings where staff, applicants, and members of the public may attend in-person or via electronic teleconference/videoconference communications using Microsoft Teams.

Commission members, staff, and applicants will conduct this hearing in a hybrid environment at the APS, Syphax Education Center, 2110 Washington Boulevard, Board Room, 2nd Floor.

• The hearings are now available in real time on YouTube . However, other options will be provided to view the meeting in real time through a Microsoft

Teams link (provided upon registration for public testimony and/or for public viewing only).

• A broadcast of the hearings will continue to be available with closed captioning on Comcast Xfinity channels 25 and 1085; Verizon FiOS channels 39 and 40,

24-48 hours after the meeting has taken place.

To request to give public testimony, an online registration MUST be completed one week or at a minimum of 24-hours in advance of the hearing for a guaranteed opportunity to speak on the requested date and time. This applies to the original night of the meeting date and not the recess date.

The public is welcomed to participate giving public testimony in person, virtually, or with written comments in advance. Visit

o Registered speakers will receive a confirmation email with further instructions upon completion of the speaker request form and after submission to

the Clerk.

o Registered participants choosing to speak virtually will join the meeting via Microsoft Teams (accessible through a web browser or the free app). The

meeting link will be provided in the confirmation email.

• Submitting written comments online is also an option. Written comments need to be received by 12 noon on the day of the hearing to provided to the

Commission in opportunity to review your comments before the hearing.

Commissioner GUEVARA will represent the Planning Commission at the SEPTEMBER 14, 2024, County Board Meeting.
