1. GP-367-25-1 GENERAL LAND USE PLAN (GLUP) AMENDMENT to change the land use designation from "Low" Residential (1-10 units per acre) to "Medium Density Mixed-Use" and to incorporate the site into the "Clarendon Revitalization District" for an area located at 3033 Wilson Blvd., 1209 N. Highland St., and 1418 N. Garfield St. (RPC #15-067-003, -005, -006, -007, -033, and -036).

ZOA-2025-1 An ordinance to amend, reenact, and recodify the Arlington County Zoning Ordinance (ACZO) to revise Map 1 in the Clarendon Revitalization District (§9.2.5) to increase the maximum building height from 75 feet to 85 feet, to reduce maximum height from 75 feet to 65 feet for the northeast corner of the site, and to remove required step-backs on Wilson Boulevard and North Highland Street, for the property located at 3033 Wilson Blvd., 1209 N. Highland St., and 1418 N. Garfield St. (RPC #15-067-003, -005, -006, -007, -033, and -036).

REZN24-00003 Rezoning from "R-5" One-family, Restricted Two-family District to "C-3" General Commercial District; and related update to ACZO Map 13-1 to amend Line A to encompass a portion of the property located at 1418 N. Garfield Street (RPC # 15-067-036).

SPLN24-00003 SITE PLAN (SP #479) to construct a multifamily building of up to 309 dwelling units and ground floor commercial uses, with modifications to permit less than 60% commercial use, additional density, reduced residential parking ratio, one-way drive-aisle width, required loading spaces, location of loading; density exclusions; retail clear height; distance between building entrances; total streetscape width on Wilson Boulevard, and other modifications necessary to achieve the proposed development; located at 3033 Wilson Blvd., 1209 N. Highland St., and 1418 N. Garfield St. (RPC #15-067-002, -003, -005, -006, -007, -033, -036).

HOW TO VIEW AND PARTICIPATE

The Planning Commission Hearings are hybrid meetings where staff, applicants, and members of the public may attend in-person or via electronic teleconference/videoconference communications using Microsoft Teams.

Commission members, staff, and applicants will conduct this hearing in a hybrid environment at the APS Syphax Building, 2110 Washington Boulevard, Second Floor Boardroom.

The hearings are available in real time on YouTube. However, other options will be provided to view the meeting in real time through a Microsoft Teams link (provided upon registration for public testimony and/or for public viewing only).

A broadcast of the hearings will continue to be available with closed captioning on Comcast Xfinity channels 25 and 1073; Verizon FiOS channels 39 and 40, 24-48 hours after the meeting has taken place.

To request to give public testimony, an online registration MUST be completed one week or at a minimum of 24-hours in advance of the hearing for a guaranteed opportunity to speak on the requested date and time. This applies to the original night of the meeting date and not the recess date.

o Registered speakers will receive a confirmation email with further instructions upon completion of the speaker request form and after submission to the Clerk.

Submitting written comments online is also an option. Written comments need to be received by 12 noon on the day of the hearing to provided to the Commission in opportunity to review your comments before the hearing.
