Public hearing before the Planning Commission of Fairfax County, Virginia, to be held at the Fairfax County Government Center, 12000 Government Center Parkway, Fairfax, Virginia 22035.
Plan Amendment #SSPA-2023-I-3J concerns approximately 41 acres of land, generally located on Prosperity Avenue, between Interstate 66 and Hilltop Road in Land Unit D of the Merrifield Suburban Center, identified as Tax Map Parcels 49-1 ((19) A, C, D, E2, F1, F2, F3, F4, G, H, 1, 2, 3 and 4, in the Providence Supervisor District. At the baseline, this site is planned for office and industrial uses at currently developed intensities, with the exception of a preserved portion of the Long Branch Stream Valley at its western edge. Sub-Unit D2 (Parcels 1, 2, 3 and 4) has alternative options for Office use with support retail and service uses up to 0.85 FAR, or mixed-use with a residential component or residential use with support retail and service uses up to 1.35 FAR. The Plan amendment considers residential mixed uses up to 1.35 FAR on the entire site. Transportation network recommendations may also be modified.
