NOTICE
Montgomery County, Maryland (“County”) and Francis O. Day Co., Inc (“Landlord”) intend to execute a lease (“Lease”) by which the County leases a 4.2 acre portion of the property located at 0 Southlawn Lane, Rockville, Maryland, generally in the intersection of Southlawn Lane and Gude Drive. The unimproved lot is identified as part of tax account #04-00056273, Par N727, P732 and N)781 on tax map GS41, plus the non-exclusive use of an Access Easement thereon. The Lease term will be thirty (30) years with three (3) additional ten-year options (which are subject to Fair Market Rent adjustments). The Lease shall commence on May 1, 2026. Base rent shall be Five hundred forty thousand dollars ($540,000) annually plus 2.5% annual escalation beginning on the first anniversary. The County will also pay a proportionate share of taxes estimated at Twenty two nine hundred seventy-nine dollars ($22,979) and insurance of Nineteen thousand five hundred one dollars ($19,501) annually, adjusted for increases over time. The Lease shall be an absolute net lease, with the County responsible for all maintenance and operating expenses. The Lease will be subject to annual appropriation. The Leased Premises is comprised of approximately 4.2 acres. The County will accept the Leased Premises in “as is” condition and will use the parcel as parking to support a School Bus Depot for a portion of the MCPS school bus fleet.
