Plan Amendment # SSPA 2023-III-20UP concerns approx. 8.6 ac. generally located at 2140 Rock Hill Road near the Innovation Center Metro Station (Tax Map # 16-1 ((1)) 4, 15-2 ((1)) 1 and 2) in the Dranesville Supervisor District. The area is planned for research and development, and office use up to .25 FAR. As an option, the area is planned for a mix of office, hotel, retail, and residential uses up to 1.6 FAR within the ¼ and ½ mile radius of the metro station. 4:30 p.m. Public hearing on the acquisition of certain land rights necessary for the construction of Columbia Pike Complete Streets Phase I and Project 2G40-188-000. This project is also referred to as Columbia Pike Streetscapes, Phase I - AA1400159-21 (Mason District). This project consists of constructing approximately 600 linear feet of new sidewalk along the south side of Columbia Pike between Backlick Road and Tom Davis Drive. The new sidewalk will enhance pedestrian accessibility and safety, providing a seamless connection to existing pathways in the area. The project also includes driveway modifications to improve connections with the new sidewalk and a new pedestrian crossing at Columbia Pike and Tom Davis Drive. 4:30 p.m. Public hearing on the matter of an amendment to Chapter 112.2 (the Zoning Ordinance) of the Code of the County of Fairfax, at which time it will consider the following: PRC Plan Exceptions and Minor Modifications which is advertised by reference. The changes, as set forth in the staff report, may include, without limitation: (1) amending provisions regarding when a PRC Plan is required, including adding a new exception for certain additions or changes to approved recreational uses and structures in common open space and deleting certain PRC Plan exceptions; (2) adding a new provision for minor modifications to replace an active recreational facility with another facility with similar recreational opportunities and impacts; (4) reducing the fee for homeowners’ associations for interpretations of approved zoning applications and minor variations to proffered conditions; and (5) adding a new fee for PRC Plans for community recreation in common open space. The Board of Supervisors may make appropriate changes or corrections in the proposals as a result of the hearing. 4:30 p.m. Public hearing to consider proposed revisions to the Comprehensive Plan for Fairfax County, VA. Plan Amendment # SSPA 2023-I-3J concerns approximately 41 acres of land, generally located on Prosperity Avenue, between Interstate 66 and Hilltop Road in Land Unit D of the Merrifield Suburban Center, identified as Tax Map Parcels 49-1 ((19) A, C, D, E2, F1, F2, F3, F4, G, H, 1, 2, 3 and 4, in the Providence Supervisor District. At the baseline, this site is planned for office and industrial uses at currently developed intensities, with the exception of a preserved portion of the Long Branch Stream Valley at its western edge. Sub-Unit D2 (Parcels 1, 2, 3 and 4) has alternative options for Office use with support retail and service uses up to 0.85 FAR, or mixed-use with a residential component or residential use with support retail and service uses up to 1.35 FAR. 4:30 p.m. Public hearing to consider proposed revisions to the Comprehensive Plan for Fairfax County, VA. Plan Amendment 2022-CW-2CP is a Countywide Plan amendment to update the Comprehensive Plan Policy Plan, which guides planning and development activities by describing future development patterns in Fairfax County and protecting natural and cultural resources. This Plan amendment was divided into 2 phases, with Phase 1 considering revisions to the Preface and Introduction, Land Use, Transportation, Environment, Human Services, Parks and Recreation, Visual and Performing Arts, and Glossary Elements, which is the focus of this public hearing and staff report. Phase 2 is a future phase and may include the remaining Policy Plan Elements (Housing, Economic Development, Heritage Resources, Public Facilities, Revitalization, Glossary, and the Chesapeake Bay Supplement) and may commence upon the completion of Phase 1.
