TO: Any unknown beneficiaries of a trust under which Karl K. Bolle a/k/a Karl K. Bolle, Jr (December 1928-April 2005) and Ingeborg K. Fraley a/k/a Ingeborg S. Kessler (May 1941- May 2016) were the trustees of and which held title to real property under a Quitclaim Deed dated August 31, 1982, in Deed Book 1189 at Page 837, in the land records of Prince William County, Virginia, and

TO: Any party unknown claiming an interest in that real property described as:

PARCEL B (GPIN 7495-40-4383):

All that certain lot or parcel of land together with improvements thereon, situate, lying and being in Prince William County, State of Virginia, and more particularly described as follows:

Beginning at a point in the southerly right-of-way line of Vint Hill Road, State Route 215, 25 feet from the centerline thereof, said point being the northeasterly corner of the herein described parcel; thence, departing the aforementioned right-of-way line and running contiguous with part of a 121.7896 acre parcel owned by Bolle the following courses and distances:

South 11°33'37" East 518.83 feet, to an iron pipe found South 35°45'10" West 387.68 feet, to a point North 77°42'30" West 700.00 feet, to a point North 35°55'15" East 392.31 feet, to a point North 52°35'52" East 614.49 feet, to a point on the southerly right-of-way of Vint Hill Road, State Route 215: thence running with said right-of-way line South 79°03'41" East 89.93 feet to the place and point of beginning containing 10.0014 acres, more or less.

LESS AND EXCEPT that portion conveyed to Prince William County Board of Supervisors recorded in Instrument No. 201802260013077 with plat recorded Instrument No. 201802260013078.

The object of this suit is to quiet title to the real property located in Prince William County described as:

All that certain lot or parcel of land together with improvements thereon, situate, lying, and being in Prince William County, State of Virginia, and more particularly described as follows:

Beginning at a point in the southerly right-of-way line of Vint Hill Road, State Route 215, 25 feet from the centerline thereof, said point being the northeasterly corner of he herein described parcel; thence, departing the aforementioned right-of-way line and running contiguous with part of a 121.7896 acre parcel owned by Bolle the following courses and distances:

South 11°33'37" East 518.83 feet, to an iron pipe found South 35°45'10" West 387.68 feet, to a point North 77°42'30" West 700.00 feet, to a point North 35°55'15" East 392.31 feet, to a point North 52°35'52" East 614.49 feet, to a point on the southerly right-of-way of Vint Hill Road, State Route 215: thence running with said right-of-way line South 79°03'41" East 89.93 feet to the place and point of beginning containing 10.0014 acres, more or less.

and further identified as Tax Map No. 7495-40-4383 (the "Property").

It appearing this order is right and proper as evidenced by the Affidavit for Order of Publication filed according to law.

It is therefore ORDERED that the above-named defendants, appear on or before the 26th day of February, 2026, before this Court and do what is necessary to protect their interests; and

It is further ORDERED that this order be published once a week for four successive weeks in The Washington Times, a newspaper of general circulation in Prince William County and that a copy of this order be posted at the front door of the courthouse where this Court is held. Plaintiff shall pay the cost of such publication, and the Certificate of Publication and the bill for such publication shall be sent to John E. Rinaldi, Esq., 4310 Prince William Parkway, Suite 300, Prince William, Virginia 22192.
