NOTICE

Montgomery, County, Maryland (“County”) and HALCYON ASSOCIATES, LLC (“Landlord”) intend on renewing a lease (“Lease”) and expanding the space (“Expansion Premises”) by which the County leases approximately 7,458 rentable square feet of space located at 8434 Helgerman Court, Gaithersburg, Maryland 20878 (“Leased Premises”). The Lease Term extension shall be for a period of ten (10) years and shall expire on January 31, 2036. The Annual Base Rent for the Leased Premises shall be $18.42 psf, NNN. The Real Estate Tax Base Year was reset to 2025-2026. The County shall accept the Leased Premises in its “as-is” condition. The Landlord shall abate six (6) months of Base Monthly Rent over the Lease Term for the Expansion Premises only. The County shall utilize the Leased Premises for public safety services.
