This is a request to amend the Long-Range Land Use designation for ±23.64 acres of land (subject property) from MU-3, Mixed Use with a T-3 Transect to I-3, Industrial with a T-3 Transect to allow for the development of a warehouse/distribution center. The site consists of three individual parcels located at 14392 and 14372 John Marshall Highway and 7150 Catharpin Road (identified on County maps as Gpins 7397-46-4281, 7397-46-4050, and 7397-47-7731) located on the north side of the intersection of John Marshall Highway and Catharpin Road. The subject property is within the Airport Safety Overlay District. (Concurrently being processed with Rezoning #REZ2026-00008 to change the zoning from B-1, General Business to M-2, Light Industrial and Special Use Permit #SUP2026-00005, to permit a distribution and fulfillment center greater than 80,000 square feet outside the E-Commerce Overlay District). Gainesville Magisterial District.

2. Rezoning #REZ2026-00008, Prologis 66 Logistics Park: This is a request to rezone ±23.65 acres from B‑1, General Business, to M‑2, Light Industrial. The property is located at 14397, 14372, and 1446 John Marshall Highway at the intersection of John Marshall Highway and Catharpin Road. The subject site is identified on County maps as GPINs 7397-46-4281, 7397-46-4050, 7397-47-7731, and 7397-36-8980 on approximately ±23.65 acres; is zoned B-1, General Business and M-2, Light Industrial; and is designated MU-3, Mixed Use, Transect 3, in the Comprehensive Plan; is being processed concurrently with CPA2026-00002 & SUP2026-00005. Gainesville Magisterial District.

3. Special Use Permit #SUP2026-000005, Prologis 66 Logistics Park: This is a request for a special use permit to allow a distribution and fulfillment center greater than 80,000 square feet outside of the E-Commerce Overlay District. The property is located at 14397, 14372, and 1446 John Marshall Highway at the intersection of John Marshall Highway and Catharpin Road.
