NOTICE is hereby given that a public hearing will be held before the Fairfax County Planning Commission at the Fairfax County Government Center, 12000 Government Center Parkway, Fairfax, Virginia 22035, at which time the Planning Commission will consider the following:

RZ/FDP-2024-MA-00012 - NICHOLAS LRT LLC, RZ and FDP Appls. to rezone from C-6, HC and SC to PDC, HC and SC to permit a residential development with an overall Floor Area Ratio (FAR) of 0.75 and approval of the conceptual and final development plan. RZ/FDP-2025-FR-00027 - K. HOVNANIAN AT MOUNT VERNON GATEWAY, LLC, RZ and FDP Appls. to rezone from PDH-30 to PDH-20 to permit up to 144 townhome/stacked townhome units with an overall density of 19.13 dwelling units per acre (du/ac) and approval of the associated conceptual and final development plan. Located on the S. side of Buckman Rd. and E. side of Janna Lee Ave., N. of Richmond Hwy. on approx. 7.53 ac. of land. Comp. Plan Rec: Residential. Franconia District. Tax Map 101-2 ((5)) (2) 5, 7, 8A, 8B, 9, 101-2 ((5)) (3) 3A, 4, 5, 6, 7, 8, 9, 10, 11 and 12 and a portion of Rolling Hills Avenue to be vacated and/or abandoned. (Approval of this application may enable the vacation and/or abandonment of portions of the public right-of-way for Rolling Hills Avenue to proceed.) (Concurrent with PCA-2004-LE-021-002).

PCA-2004-LE-021-002 - K. HOVNANIAN AT MOUNT VERNON GATEWAY, LLC, PCA Appl. to delete land area. Located on the S. side of Buckman Rd. and E. side of Janna Lee Ave., N. of Richmond Hwy. on approx. 7.53 ac. of land zoned PDH-30 and HC. Comp. Plan Rec: Residential. Franconia (Formerly Lee) District. Tax Map 101-2 ((5)) (2) 5, 7, 8A, 9, 101-2 ((5)) (3) 3A, 4, 5, 6, 7, 8, 9, 10, 11 and 12 and a portion of Rolling Hills Avenue to be vacated and/or abandoned. (Approval of this application may enable the vacation and/or abandonment of portions of the public right-of-way for Rolling Hills Avenue to proceed). (Concurrent with RZ/FDP-2025-FR-00027).
