NOTICE
In accordance with Section 4-115 of the Education Article of the Annotated Code of Maryland, Section 11B-45(g) of the Montgomery County Code and Section 11B.45.02 of the Code of Montgomery County Regulations, Montgomery County, Maryland (“Landlord or County”) announces that it proposes to lease all the land and associated buildings on the property located at 595 North Stonestreet Avenue in Rockville (“Property”) to Lincoln High School Community Development Corporation (“Tenant”).
The Property is commonly known as Lincoln Junior High School and is known for assessment and taxation purposes as Parcel ID No. 04-02934392. The Property opened in 1935 and is the oldest remaining high school building and only junior high school constructed for African American students in Montgomery County. In October of 1992, the Board of Education deeded the property to the County. In November of 1992, the Property was leased to a church for several years. The Property is now vacant. The Tenant’s use of the Property will foster collaboration with the community to create a new hub for equity and enhancement for the county’s most historically disenfranchised communities. Proposed uses for the Property include office suites for nonprofits and incubator space for startups and small businesses.
The County intends to dispose of the Property by lease with option to purchase. The initial term of the lease shall be for five (5) years, with option to renew in 5-year increments. The annual rent shall be $10/month for the initial lease term. Tenant shall have the option to purchase the Property for Ten and 00/100 Dollars ($10.00) (the "Purchase Price") at any time during the term, upon 90 days' written notice to Landlord.
