PLANNING COMMISSION

NOTICE is hereby given that a meeting of the Fairfax County Planning Commission is to be held in the Board Auditorium of the Fairfax County Government Center, 12000 Government Center Parkway, Fairfax, Virginia 22035.

The Planning Commission will hold a public hearing on a proposed amendment to the Zoning Ordinance of the County Code to consider revisions deemed necessary to align with amendments to the Code of Virginia (Va. Code) that became effective on July 1, 2026, which are advertised by reference. The proposed changes, as specifically set forth in the staff report and proposed amendment, may include, without limitation: (1) revising the zoning districts where manufactured homes are permitted and associated use-specific standards in response to House Bill (HB) 655/Senate Bill (SB) 346; (2) revising and adding use-specific standards for solar power facilities subject to special exception approval in response to HB 711/SB 347; (3) adding a use-specific standard to permit certain battery energy storage systems as an accessory use to solar power facilities approved by special exception in response to HB 891/ SB 443; (4) revising the use-specific standards for certain wireless facilities in response to HB 277; (5) adding and revising use-specific standards, fees, and the definition of wireless facilities regarding the review and approval of temporary support structures in response to HB 876; (6) adding a new parking tier that establishes minimum off-street parking requirements for residential and mixed use development within one-half mile of defined mass transit and public transportation stations and facilities and revising standards for certain administrative transit-related parking adjustments in response to HB 888; (7) adding new special exception and rezoning submission requirements for data centers regarding anticipated energy needs and noise studies identifying the impact of a data center in response to HB 153/SB 94; (8) revising the nonconformity standards for manufactured homes in response to HB 1463; and (9) making other organizational and editorial revisions.

After the hearing, the Commission may make appropriate changes in the ordinance or proposed amendment. Copies of the proposed plans, ordinances, and/or amendments, as applicable, and possibly other documents relating to the aforementioned subjects and/or application(s) are on file and may be examined online at
