In execution of a certain Deed of Trust dated September 24, 1998, in the original principal amount of $67,320.00 recorded in the Clerk’s Office, Circuit Court for Alexandria City, Virginia, in Book 1662 at Page 0694 as Instrument No. 980020233. The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for the City of Alexandria, 520 King Street, Alexandria, Virginia, on August 15, 2025, at 10:00 AM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: ALL OF APARTMENT 6143-O, IN BUILDING LETTERED A, EDSALL BLUFF, PHASIE THREE, TOGETHER WITH THE UNDIVIDED INTEREST IN THE GENERAL AND LIMITED COMMON ELEMENTS AND ALL OTHER RIGHTS AND PRIVILEGES WHICH ATTACH TO SAID APARTMENT UNIT, AS DESCRIBED IN THAT CERTAIN MASTER DEED, WITH AN APARTMENT UNIT IDENTIFICATION PLAT ATTACHED, RECORDED FEBRUARY 25, 1974 IN DEED BOOK 772 AT PAGE 143, AND AS FURTHER DESCRIBED IN THE FIRST AMENDMENT TO MASTER DEED WITH AN APARTMENT UNIT IDENTIFICATION PLAT ATTACHED, RECORDED IN DEED BOOK 774, AT PAGE 517, AND AS FURTHER DESCRIBED IN THE DEED OF MODIFICATION AND CORRECTION TO MASTER DEED AND FIRST AMENDMENT TO MASTER DEED RECORDED IN DEED BOOK 782 AT PAGE 348, AND AS FURTHER DESCRIBED IN THE SECOND AMENDMENT TO MASTER DEED, WITH APARTMENT UNIT IDENTIFICATION PLAT ATTACHED, RECORDED IN DEED BOOK 783 AT PAGE 221, ALL AMONG THE LAND RECORDS OR THE CITY OF ALEXANDRIA, VIRGINIA, AND ANY AND ALL AMENDMENTS THERETO, WHETHER NOW EXISTING OR HEREAFTER RECORDED, AS PERMITTED BY PARAGRAPH 26 OR THE SAID MASTER DEED. TERMS OF SALE: ALL CASH. A bidder’s deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser’s deposit may be forfeited to Trustee. Time is of the essence. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled to a return of the deposit paid. The Purchaser may, if provided by the terms of the Trustee’s Memorandum of Foreclosure Sale, be entitled to a $50 cancellation fee from the Substitute Trustee, but shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
