Default having been made in the terms of a certain Deed of Trust dated September 23, 2005, in the original principal amount of $319,867.00 and recorded in the Clerk's Office of the Circuit Court of the County of Arlington, Virginia on September 28, 2005, in Deed Book 3906, at page 84, as Instrument Number 2005271149, the undersigned Substitute Trustees will sell at public auction on January 8, 2025 at 1:00 PM, in front of the building housing the County of Arlington Circuit Court, 1425 North Courthouse Road, Arlington, VA 22201, the property designated as Part of Concord Mews Condominium, being Unit 4F2, Phase IV, in accordance with the Declaration creating said Condominium and exhibits attached thereto, duly recorded in Deed Book 1905, at page 407 among the land records of Arlington County, Virginia; and an amended in Amendment to the Declaration recorded in Deed Book 1922, at page 328; and further amended by Second Amendment to Declaration recorded in Deed Book 1917, at page 552; together with all appurtenances to said Unit, including without limitation, an undivided interest in the Common Elements as described in Exhibit E to the Declaration. Sale is subject to all prior liens, easements, restrictions, c! ovenants, and conditions, if any, of record, or other matters which would be disclosed by an accurate survey or inspection of the premises. TERMS: CASH. A deposit of $32,000.00 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale. Prior to the sale, interested bidders will be required to register with and must present a bid deposit which may be held during the sale by the trustee. The bid deposit must be certified funds and/or cash, but no more than $9,900.00 of cash will be accepted. The successful bidder's deposit will be retained at the sale and applied to the sale price.
