In execution of a Deed of Trust in the original principal amount of $628,000.00, dated July 6, 2007 recorded in the Clerk's Office of the Circuit Court of the Arlington County, Virginia, in Document No. 2007207007, in Book No. 4120, at Page 2539, at the request of the holder of the Note, the undersigned Substitute Trustee and will offer for sale at public auction at the entrance to the Circuit Court of Arlington County, 1425 N Courthouse Rd, Arlington, on June 26, 2025 at 9:30 AM the property described in said deed, located at the above address and briefly described as:
Parcel 1:
Lot 124, the North 34 feet by the full depth thereof of lot 123, and the South 33 feet by the full depth thereof of lot 125, Arlington Heights; and
Parcel 2:
Beginning at a point in the Southerly line of Lot 126A, resubdivision of Lots 127A, 128 and Northerly 17 feet of Lot 125, Arlington Heights and subdivision of part of property of B. M. Smith, as the same appears upon a plat attached to a deed of resubdivision recorded among the land records of Arlington County, Virginia Deed Book 1115 at page 401; said point of beginning being further described as N 84° 00’ E. 86.51 feet from the Southwesterly corner of said Lot 126A; thence running with the Southerly line of said lot 126A, N. 84° 00’ E. 45.22 feet to a point in the westerly line of lot 125, Arlington Heights, as the same appears duly dedicated, platted and recorded among the land records of Arlington County, Virginia, in Liber Z-4 at page 176; thence departing from said Southerly line of lot 126A and running with the Westerly line of a portion of said lot 125, all of lot 124 and portion of Lot 123, S. 6° 21’ E. 117.00 feet to a point the northerly line or the B. R. Campbell property, said point being further described as N. 6° 21’ W. 16.00 feet from a corner common to lots 122 and 123; thence departing from said Westerly line of lot 123 and running with a portion of the northerly line of said Campbell property S. 84° 00” W. 45.22 feet to the Northwesterly corner of said Campbell property; thence departing from said Campbell and running through the property of B. M. Smith N. 6° 21’ W. 117.00 feet to a point of beginning, containing 5,290 square feet of land, with any improvements thereon
Subject to any and all covenants, conditions, restrictions, easements, and all other matters of record taking priority over the Deed of Trust, if any, affecting the aforesaid property.
TERMS OF SALE: CASH: A deposit of $20,000.00 or 10% of the sales price, whichever is lower, cash or certified check will be required at the time of sale, but no more than $9,000.00 of cash will be accepted, with settlement within fifteen (15) days from the date of sale . Sale is subject to post sale confirmation that the borrower did not file for protection under the U.S. Bankruptcy Code prior to the sale which affects the validity of the sale, as well as to post-sale confirmation of the status of the loan with the loan servicer including, but not limited to, determination of whether the borrower entered into any repayment agreement, reinstated or paid off the loan prior to the sale. In any such event, the sale shall be null and void, and the Purchaser’s sole remedy, in law or equity, shall be the return of his deposit without interest. Additional terms may be announced at the time of sale. Pursuant to the Federal Fair Debt Collection Practices Act, we advise you that this firm is a debt collector attempting to collect the indebtedness referred to herein and any information we obtain will be used for that purpose.
