In execution of a certain Deed of Trust dated December 22, 2014, in the original principal amount of $591,350.00 recorded in the Clerk’s Office, Circuit Court for Arlington County, Virginia, in Book 4812 at Page 2696 as Instrument No. 2014364083. The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for the City of Alexandria, 520 King Street, Alexandria, Virginia, on October 17, 2025, at 10:00 AM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: CONDOMINIUM UNIT W407, WOOSTER AND MERCER LOFTS CONDOMINIUM, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON AND LIMITED COMMON ELEMENTS AND ALL OTHER RIGHTS AND PRIVILEGES WHICH ATTACH OR ARE APPURTENANT TO SAID UNIT, ALL AS DESCRIBED IN THE DECLARATION WITH PLATS AND PLANS AND EXHIBITS ATTACHED THERETO RECORDED APRIL 18, 2007, IN DEED BOOK 4088, PAGE 1968; AMENDED IN DEED BOOK 4110, PAGE 346; DEED BOOK 4140, PAGE 2687 AND DEED BOOK 4174, PAGE 939 AMONG THE LAND RECORDS OF ARLINGTON COUNTY, VIRGINIA, AND ANY AMENDMENTS THERETO, WHETHER NOW EXISTING OR HEREAFTER RECORDED AS PERMITTED BY DECLARATION. SAID PROPORTIONATE UNDIVIDED INTEREST IN THE COMMON AND LIMITED ELEMENTS BEING SUBJECT TO A CHANGE BY AMENDMENTS TO SAID DECLARATION AS PROVIDED THEREIN. TOGETHER WITH ANY AND ALL LIMITED COMMON ELEMENTS AS DESCRIBED IN THE SAID DECLARATION; INCLUDING BUT NOT LIMITED TO AN EXCLUSIVE ASSIGNMENT IN AND TO THE USE OF LIMITED COMMON ELEMENT PARKING SPACE NOS. TERMS OF SALE: ALL CASH. A bidder’s deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser’s deposit may be forfeited to Trustee. Time is of the essence. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled to a return of the deposit paid. The Purchaser may, if provided by the terms of the Trustee’s Memorandum of Foreclosure Sale, be entitled to a $50 cancellation fee from the Substitute Trustee, but shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
