Under and by virtue of the authority vested in the undersigned Successor Trustee under that certain Deed of Trust from PHILIPPE LOUSTAUNAU and JACQUELINE M. LOUSTAUNAU dated April 20, 2018, and recorded on April 24, 2018, as Instrument Number 20180100006702 among the land records of Arlington County, Virginia, and by virtue of a certain Deed of Appointment Designating Successor Trustee dated January 27, 2026, and recorded on January 30, 2026, as Instrument Number 20260100001314, among the said County land records, as corrected and re-recorded on February 4, 2026, as Instrument Number 20260100001481, among the said County land records, appointing ADVANTAGEOUS EQUITIES, L.L.C., as Successor Trustee thereunder, default having been made in the payment of the indebtedness thereby secured, and having been directed by the holder of the secured indebtedness so to do, the undersigned, on
Monday, February 23, 2026, at 11:00 A.M.
at the front door of the Arlington County Courthouse building located 1425 N. Courthouse Road, Arlington, Virginia 22201, will offer for sale at public auction to the highest bidder the property mentioned in the aforesaid Deed of Trust, situate and being in Arlington County, Virginia, and being more particularly described as follows:

TERMS OF SALE: CASH. As a condition of participating in the auction, each prospective bidder, with the exception of the holder of the Note secured by the above described Deed of Trust, if it is a bidder, must have first registered with the undersigned Successor Trustee and must have first delivered a cashier's or certified check in the amount of $25,000.00 payable to the undersigned Successor Trustee prior to or at the time of the scheduled foreclosure sale. The undersigned Successor Trustee will retain the check from the successful bidder as the bidder's deposit; the undersigned Successor Trustee will return any checks received from non successful bidders immediately following the sale. The balance of the purchase money, with interest thereon at 6% per annum from date of sale to date of settlement, shall be due at settlement, which shall be held in the offices of the undersigned Successor Trustee on or before March 4, 2026.
Additional terms of sale will be announced at the time of sale, and may be obtained in advance of the sale by contacting the undersigned Successor Trustee.
EXHIBIT A – LEGAL DESCRIPTION
All that property lying situate and being in Arlington County, Virginia, more particularly described as follows:
Condominium Unit No. PH1W-A, including parking spaces No. 87 and No. 92C, Phase 2, LEXINGTON SQUARE CONDOMINIUM, pursuant to an Amendment to Declaration Relocating Adjoining Condominium Unit Boundaries to Combine Units dated July 19, 2012, and recorded in Deed Book 4585 at Page 396 among the land records of Arlington County, Virginia, combining two Units formerly known as Unit No. PH1W, including parking space No. 87, and Unit No. PH2W, including parking space No. 92C;
AND INCLUDING the same unit formerly known as Unit No. PH1W, including parking space No. 87, conveyed to Philippe Loustaunau by Deed dated July 29, 2004, and recorded in Deed Book 3737 at Page 1975 among the said County land records;
AND INCLUDING the same unit formerly known as Unit No. PH2W, including parking space No. 92C, conveyed to Philippe Loustaunau and Jacqueline M. Loustaunau by Deed dated May 13, 2010, and recorded in Deed Book 4364 at Page 305 among the said County land records, as subsequently conveyed to Philippe Loustaunau by Deed of Gift dated July 19, 2012, and recorded in Deed Book 4585 at Page 392, among the said County land records.
AND BEING the same property conveyed to Philippe Loustaunau and Jacqueline M. Loustaunau by Deed dated April 1, 2016, and recorded on May 5, 2016, as Instrument No. 20160100008572, among the said County land records.
TOGETHER WITH an undivided percentage interest appurtenant to the Unit in all Common Elements of said Project, as described in a Declaration establishing said Condominium as recorded in Deed Book 3073 at Page 1001, among the said County land records, as subsequently amended.
TOGETHER WITH the right of ingress to and egress from said property and right to use, for all proper purposes in common with Declarant, its successors and assigns, and all other occupants from time to time, any and all portions of the Condominium designated by statute and the Declaration as General Common Elements.
SUBJECT TO the reservations, restrictions on use and all covenants and obligations as set forth in the aforesaid Declaration and as set forth in the By-Laws of the Unit Owners Association, as it may be amended from time to time, all of which restrictions, conditions, assessments and all other covenants are incorporated herein by reference, and which shall be binding on present and future owner(s) of such unit, and their successors, heirs, and assigns.

Together with Reciprocal Easement and Upkeep Agreement dated September 10, 1998, recorded September 10, 1998 in Book 2924 at Page 0692 as Document No. 98253120, and as amended by First Amendment to Reciprocal Easement and Upkeep Agreement dated January 16, 2001, and recorded January 16, 2001, in Book 3110 at Page 711 as Instrument No. 2001016164, re-recorded on August 29, 2001, in Book 3185 at Page 209 as Instrument No. 2001241183 among the land records of Arlington County, Virginia.
