Default having been made in the terms of a certain Deed of Trust dated November 7, 2016, in the original principal amount of $75,000.00 and recorded in the Clerk's Office of the Circuit Court of the County of Fairfax, Virginia in Deed Book 24879, page 0368, incorporating Master Credit Line Deed of Trust, recorded on March 13, 2007, in Deed Book 19183 at Page 1204, the undersigned Substitute Trustees will sell at public auction on April 30, 2024, at 1:15 pm in front of the building housing the Fairfax County Circuit Court, 4110 Chain Bridge Road, Fairfax, VA 22030, the property designated as Beginning at a point in the westerly right-of-way line of Gallows Road (Route 650 55 ft. wide) said point being in the northerly line of Parcel B, Slades Addition to Holmes Run Heights; thence leaving said Gallows Road and running with the northerly line of Parcel B, S 61 degrees 55 minutes 05 seconds W 348.33 to a point in the line of Parcel A, Slades Addition to Holmes Run Heights; thence with Parcel A N 27 degrees 37 minutes 00 seconds W 146.80 to a point in the line of Lot 1, Section 2, Shamrock Heights; thence with Lot 1, Section 2, Shamrock Heights and the southerly line of Ronald A. and Phyllis A. Thompson N 65 degrees 29 minutes 00 seconds E 279.99 to a point in the westerly right-of-way line of Gallows Road; thence with Gallows Road S 49 degrees 16 minutes 16 seconds e 137.57 to the point of beginning, containing 44,162 square feet or 1.0143 acres of land. Sale is subject to all prior liens, easements, restrictions, covenants, and conditions, if any, of record, or other matters which would be disclosed by an accurate survey or inspection of the premises. TERMS: CASH. A deposit of $7,500.00 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale.
