SPECIAL COMMISSIONER’S SALE OF 6215 CAPELLA AVENUE, BURKE, VA 22015, pursuant to a Decree of Sale recorded in the Clerk’s Office of the Circuit Court for Fairfax County, Virginia on March 5, 2025 in Book 28338 at Page 0828 and as Instrument No. 2025010333.007, and subject to approval and ratification by the Circuit Court for Fairfax County, Virginia.

In execution of a certain Deed of Trust dated January 31, 2011, in the original principal amount of $503,737.00 recorded in the Clerk’s Office, Circuit Court for Fairfax County, Virginia, in Book 21522 at Page 1948 and as Instrument No. 2011004394.005, the undersigned Special Commissioner will offer for sale at public auction in the front of the Circuit Court building for Fairfax County, 4110 Chain Bridge Road, Fairfax, VA, on May 21, 2025, at 11:45 AM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: LOT 167, BENT TREE SUBDIVISION, AS THE SAME IS DULY DEDICATED, PLATTED AND RECORDED IN DEED BOOK 3647, AT PAGE 706, AMONG THE LAND RECORDS OF THE COUNTY OF FAIRFAX, COMMONWEALTH OF VIRGINIA. TERMS OF SALE: ALL CASH. A bidder’s deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Special Commissioner must be present at the time of the sale.
