Default having been made in the terms of a certain Deed of Trust dated 07/08/2005, in the original principal amount of $246,400.00 and recorded in the Clerk's Office of the Circuit Court of the Fairfax County, Virginia on 07/11/2005, as Instrument No. 2005027277.026, in Book 17498, Page 1331, the undersigned Substitute Trustees will sell at public auction on 06/23/2026 at 12:45 PM, At the Front of the Fairfax Circuit Court Building located at 4110 Chain Bridge Road, Fairfax, VA 22030, the property designated as:

CONDOMINIUM UNIT NO. 13-2-26, SANDERLING CONDOMINIUM AND THE LIMITED COMMON ELEMENTS APPURTENANT THERETO, AS ESTABLISHED BY CONDOMINIUM INSTRUMENTS RECORDED ON MAY 15, 1991, IN DEED BOOK 7808, AT PAGE 440, AND ANY AMENDMENTS THERETO AMONG THE LAND RECORDS OF, FARIFAX COUNTY, VIRGINIA.

TERMS: CASH. A deposit of $24,640.00 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale. Prior to the sale, interested bidders will be required to register with and must present a bid deposit which may be held during the sale by the trustee. The bid deposit must be certified funds and/or cash, but no more than $9,900.00 of cash will be accepted. The successful bidder's deposit will be retained at the sale and applied to the sale price.
