By virtue of Fieri Facias issued by the Superior Court of the District of Columbia and to me, directed I will sell by public auction to the highest bidder in front of the United States Marshal Service at the DC Superior Court House at 500 Indiana Avenue, N.W. on 12/12/2024 at 10:00 am, all of the rights, title, claim interest, and estate at law and equity of Case No. 2015-CA-005686-B SHINOK PARK Vs. MILAN N. BRAHMBHATT in and to the following described real estate, in the District of Columbia to wit: SQUARE 0504, LOT 2167 CONDOMINIUM, among the records of the Office of the Surveyor for the District of Columbia, known as 1435 4TH ST., SW UNIT B 708, WASHINGTON, D.C. 20024. The property is sold subject to all encumbrances, agreements, covenants, defects of title, lack of legal or equitable interest, reservations of title, all back taxes, costs of conveyance, subject to any tenancies and outstanding liens or encumbrances senior in right to that of the Judgment Debtor. The property will be sold in its AS IS and WHERE IS condition. The U.S. Marshal makes no representations, warranties, either express or implied, with respect to the nature and extent of the Judgment Debtor’s interest in the property, the condition of the Property, any improvements, or as to the suitability of the Property for any particular purpose. TERMS OF SALE: Deposit of 10% of winning bid is required certified check payable to the U.S. Marshal’s Service at time of sale, except that the judgement creditor shall not be required to have a deposit. Balance due in certified check payable to the U.S. Marshal’s Service by 3:00 p.m. on Tuesday, December 17, 2024, to The United States Marshal or His Representative. Failure to pay in full the remainder of the auctioned bid, by that following Wednesday, the deposit given at the auction will be forfeited and will be applied towards the judgment.
