Default having been made in the terms of a certain Deed of Trust dated 05/23/2007, in the original principal amount of $320,000.00 and recorded in the Clerk's Office of the Circuit Court of the Loudoun county, Virginia on 08/15/2007 , as Instrument No. 20070815-0060279 , in Book ---, Page --- , the undersigned Substitute Trustees will sell at public auction on 04/29/2024 at 02:15 PM, In front of the Loudon County Circuit Court, Main Entrance, 18 E. Market St., Leesburg, 20176, the property designated as:

Lot Sixty-Five (65), Section Twenty-Six (26), Ashburn Village, as duly dedicated, platted and recorded by Deed of Subdivision, Deed of Conveyance and Deed of Easement and Release recorded on June 13, 1990, in Deed Book 1090, at Page 1011, among the Land Records of Loudoun County, Virginia.

This conveyance is made subject to conditions, restrictions, rights-of- way and easements contained in the deeds forming the chain of title to this property and this conveyance is made subject to the terms of the Declaration of Covenants, Conditions and Restrictions recorded in Deed Book 959, at Page 874, Corrected and Recorded in Deed Book 972, at Page 92, and amended in Deed Book 985, at Page 333, all among the Land Records of Loudoun County, Virginia, which are incorporated herein by reference. The Grantee(s) further agree(s) that any conveyance of the property specified herein shall only be conveyed by Deed or Deeds expressly subject to the conveyance of property to the Declaration and to the obligation to pay any and all dues and assessments as required by the Declaration.

TERMS: CASH. A deposit of $32,000.00 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale. Prior to the sale, interested bidders will be required to register with and must present a bid deposit which may be held during the sale by the trustee. The bid deposit must be certified funds and/or cash, but no more than $9,900.00 of cash will be accepted. The successful bidder's deposit will be retained at the sale and applied to the sale price. If held by the trustee, all other bid deposits will be returned to the unsuccessful bidders. Settlement is to be made within 15 days. The successful bidder will be required to execute a Memorandum of Trustee's Sale, available for review upon request before the sale, outlining additional terms of sale and settlement.
