Default having been made in the terms of a certain Deed of Trust dated January 11, 2007, in the original principal amount of $100,000.00 and recorded in the Clerk's Office of the Circuit Court of the County of Loudoun, Virginia in Instrument No. 20070130-0007676, and modified by a Loan Modification Agreement recorded August 24, 2018 as Instrument No. 20180824-0049969, the undersigned Substitute Trustees will sell at public auction on March 16, 2026, at 2:15 PM in front of the building housing the Loudoun County Circuit Court, the main entrance to the Loudoun County Circuit Court, 18 East Market Street, Leesburg, Virginia 20178, the property designated as containing 40.50 acres, more or less, about 1 mile W of Route No. 287, in now or formerly Jefferson Magisterial District, Loudoun County, Virginia and about 2 miles W of Wheatland. Less and except, however, that certain abatement containing 25 or 26 acres, more or less, by Deed dated 1 December 1960, of record in the Clerk`s Office of the Circuit Court of Loudoun County, Virginia, in Deed Book 401, page 220. Thence leaving an acreage of 14 or 15 acres, more or less, conveyed by Deed recorded in Deed Book 670, at page 195. Together with an easement of right of way 22.5 ft in width, for the purpose of ingress to an egress from Parcel #1, along the Northerly most line of Grubb, as shown on a plat dated November 27, 1995, by Deed dated December 20, 1995, of record in the aforesaid Clerk`s Office, in Deed Book 1406, Page 739. Sale is subject to a right of redemption by the Internal Revenue Service. Sale is subject to all prior liens, easements, restrictions, covenants, and conditions, if any, of record, or other matters which would be disclosed by an accurate survey or inspection of the premises. TERMS: CASH. A deposit of $10,000.00 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale. Prior to the sale, interested bidders will be required to register with and must present a bid deposit which may be held during the sale by the trustee.
