In execution of the Deed of Trust in the original principal amount of $499,593.00 dated December 4, 2020 and recorded in Book N/A, Page N/A as Instrument No.20201204-0118916, of the County of Loudoun land records, the appointed Substitute Trustee will offer for sale at public auction at the main entrance of the Loudoun County Circuit Court located at 18 E. Market Street, Leesburg, VA 20178 on July 2, 2026 at 10:00 AM, the property described in said deed of trust, located at the above address and more particularly described as follows:
BEING KNOWN AND DESIGNATED AS Unit Number 1606, Phase 16, KINCORA LAND BAY D CONDOMINIUM as set forth in Declaration recorded as Instrument Number 201903270014556 with Plat Instrument Number 201903270014557 as amended, among the Land Records of Loudoun County, Virginia.
TOGETHER WITH an undivided percentage interest in the Common Elements as defined and contained in that Declaration of Kincora Land Bay D Condominium, dated March 26, 2019, and recorded among the Land Records of Loudoun County as Instrument Number 201903270014556, and as the same may be further amended and/or supplemented.
THE PROPERTY CONVEYED HEREIN is proximate to the Washington Dulles International Airport LDN 60 Noise Contour. Due to such proximity, the property may be subject to aircraft overflights and noise due to aircraft. LDN lines are based on information contained in the Loudoun County General Plat, amended January 14, 2003, as noted on plats of record.
AND BEING a portion of the same property conveyed to U.S. Home Corporation, a Delaware corporation, d/b/a Lennar its successors and/or assigns, by Special Warranty Deed from NA Dulles Real Estate Investor LLC, a Delaware limited liability corporation, dated March 23, 2018 and recorded March 26, 2018, among the Land Records of Loudoun County, Virginia, in Instrument Number 201803260016271.
Subject to all restrictions, rights of way, easements and other conditions contained in deed forming the chain of title to the caption property.

The property and improvements will be sold in “as is” physical condition without warranty of any kind.
TERMS OF SALE: A non-refundable bidder’s deposit of 10% of the sale price or 10% of the original principal amount of the subject Deed of Trust, whichever is lower, by cashier’s or certified check, required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier’s check within 15 days from sale date. Except for Virginia Grantor’s tax, all settlement costs and expenses are purchaser’s responsibility. Taxes are pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property. If purchaser defaults, deposit may be forfeited and property resold at the risk and cost of the defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses and attorney’s fees of both sales. If Trustee does not convey title for any reason, purchaser’s sole remedy is return of deposit without interest. This sale is subject to post-sale audit by the Substitute Trustee of the conduct of the auction itself as well as the status of the loan secured by the Deed of Trust, including, but not limited to, determining whether prior to sale a bankruptcy was filed, a forbearance, repayment or other agreement was entered into or the loan was reinstated or paid off; in any such event this sale shall be null and void and purchaser’s sole remedy shall be return of deposit without interest.
